Detroit's Housing Market Is Cooling — And That Might Be Good News
After years of double-digit price jumps, Metro Detroit home values are leveling off. For buyers priced out of the frenzy, the pause is overdue.
The frantic bidding wars that defined Metro Detroit's housing market for years have finally lost their edge. Price growth has slowed to a crawl, homes are sitting on the market longer, and — for the first time in recent memory — buyers have room to negotiate.
From frenzy to breathing room
At the peak, well-priced homes drew a dozen offers within days, often above asking and waiving inspections. That pressure has eased as higher mortgage rates thinned the buyer pool and more sellers listed. Inventory remains historically low, but the balance has tilted enough to matter.
"Buyers can actually think again," said Royal Oak agent Dominic Ferraro. "They're getting inspections. They're not writing panicked offers at midnight."
Who benefits
The cooling is a mixed blessing. Homeowners who bought at the peak may feel their paper gains stall. But for the first-time buyers and working families locked out during the boom, a flatter market is the opening they've waited for. In a region where affordable ownership has long been a selling point, a little less heat may be exactly what keeps that promise alive.
